Overview of Tasks and Responsibilities

Capital Markets Associate is a critical role at Griffin Partners. This person will be deeply involved in key steps of the acquisition process from initial phases of deal sourcing, closing, as well as stabilization of a project. This Associate will help support the investment strategy through in-depth analysis of market data/research, on-the-ground relationships with brokerage community to source opportunities, lead underwriting/investment committee process, contribute to due diligence, zoning/entitlements, site planning, and work on key elements of the execution, including sourcing/securing financing. General responsibilities will include, but are not limited to the following:

Key Items of Responsibilities

1. Regularly interface with the brokerage community across applicable markets to obtain market information and drive investment opportunities.

2. Complete market research and form investment recommendations through communication with brokers and third-party data providers. As well as analyzing relevant lease, sales comp data, including competitive projects, development pipelines, and general market data.

3. Underwrite acquisition and development opportunities using Excel and Argus software, including developing pro forma cash flows, supporting schedules, and sensitivity analyses.

4. Facilitate and support new & existing capitalization efforts for both debt and equity partners.

5. Compile Investment Committee Memoranda for potential transactions. Content may include maps, investment merit narrative, outlining potential risks/mitigations, market commentary, and underwriting support.

6. Assist throughout the due diligence process to identify/mitigate risk and optimize site plans for functionality and cost.

7. Service-minded contribution to efforts in sourcing and securing acquisition or construction financing

8. Collaboration with Property Management & Accounting teams to ensure accurate budgeting and monthly draws upon securing investment.

Minimum Requirements/Qualifications

• Bachelor’s degree in business, finance, or accounting. Master’s degree is a plus

• 3 to 5 years of commercial real estate experience

Qualities, Knowledge, Skills & Abilities

Assisted in various product types including acquisition and development projects

• Must be highly proficient in Microsoft Excel, REFM (Real Estate Financial Modeling), Argus, PowerPoint, and Word

• Strong written and verbal communication skills

• Excellent attention to detail and analytical skills

• Ability to multi-task and prioritize among numerous deals/tasks in a fast-paced environment.

• Travel is required for market research, industry events, and continuing education.
