Located in between Raleigh/Durham and Greensboro along I-40, just 5 minutes from I-85, the project is within one of the strongest logistics corridors throughout the Southeast. This location has tremendous connectivity across NC and the Southeast. This strategic access is why national brands (including Walmart, FedEx, Amazon, Chick-fil-a, Lidl, Medline) have over 3.8M SF of warehouse space within 5 minutes of the Project.
Thus, there are many smaller companies working with and servicing these large employers. The Project’s shallow bay design is well suited for these supporting companies who need to be within close proximity to these large employers.
This project is located in the middle of several of NC’s fastest growing cities including Raleigh, Durham, Greensboro, and Burlington. With limited access to utilities along I-40 and very little industrial zoned land, many sites in the area have significant development hurdles limiting supply, including rezoning requirements, stream/wetlands impacts, lack of utilities and capacity issues, and local municipalities not approving additional industrial space.
