Earhart Industrial Park is a speculative industrial park development approximately 25 miles east of downtown Nashville in the city of Lebanon, TN. It will contain two cross-dock and one front-load industrial buildings totaling 2,174,400 SF located on 248 acres. Details of the building construction are as follows:
• Building 1 totals 863,573 SF with 40-foot clear height, 130- foot truck bay, 56x52 foot column spacing, 60-foot speed bay spacing, 0.42 per 1,000 square foot parking ratio (367 car spaces), and 196 trailer parking spaces. Building 2 totals 1,151,585 SF, with 40-foot clear height, 125-foot truck bay, 56x52 foot column spacing, 60-foot speed bay spacing, 0.39 per 1,000 square foot parking ratio (448 car spaces), 284 trailer parking spaces. Building 3 (optional) totals 158,201 SF, with 32-foot clear height, 130-foot truck bay, 52x60 foot column spacing, 60- foot speed bay spacing, 0.40 per 1,000 square foot parking ratio (62 car spaces), 46 trailer parking spaces.
• Building 2: 1,152,000 SF cross-dock, 40-foot clear height, 125-foot truck bay, 56x52 foot column spacing, 60-foot speed bay spacing, 0.40 per 1,000 square foot parking ratio (456 car spaces), 268 trailer parking spaces.
•The project’s location offers outstanding access to the Nashville metro, as well as the broader eastern portion of the US via I-,40 I-24, I-65, and I-840. It sits on the east side of Hwy 109, less than 2 miles from the I-40/Hwy 109 diamond interchange and the I-840/Hwy 109 diamond interchange. This location has attracted numerous national corporations to open bulk distribution facilities within a five-mile radius including: Walmart, Bridgestone, Starbucks, Under Armor, Chewy’s, and O’Reilly Auto Parts. In addition, FedEx, CEVA Logistics, and Amazon all have multiple warehouses within five miles, including a five-story 3.6M SF Amazon reginal sort center. The project has easy ingress/egress to Hwy 109 going both north and south. The Project layout and traffic flow through the site makes each building efficient for either one or two tenants.
