Our Advantage

Griffin Partners weighs every operational decision against the two outcomes that matter most to an investment's performance: defending NOI through tenant retention and defending cap rate through disciplined asset stewardship.

We continually measure what's working, identify opportunities to improve, and turn what we learn into an elevated level of service. We stay close to our properties, tenants and performance so that our decisions are made with data, not just instinct, and with the larger investment objective always in view.

Our Approach

Retention is our business model.  Stewardship defines our responsibility. Both principles unite our work.

  1. 1. Gather Innovative Intelligence

Data drives us, but it starts with curiosity. We developed a proprietary tenant retention tool that tracks tenant retention across our portfolio in real time. We can track retention by property, market, asset class and period-over-period.

That intelligence gives our teams a clear picture of true asset performance and where opportunities exist to improve.

  2. 2. Measure What Matters

Watching tenant retention data closely — and acting on it — has helped us measurably strengthen our retention rates. For investors, every renewal pays: fewer tenant improvement dollars, lower leasing commissions, and less vacancy downtime.

However, data without a benchmark lacks context. Raw numbers tell us what’s happening, while benchmarks tell us whether it’s good, bad, or normal. For this reason, we compare ourselves to the industry (Kingsley Index), to other industries (NPS), and to our own past performance, period over period — all tracked on our proprietary platform.

  3. 3. Learn From Every Lease

We survey every tenant at every property every year and have semi-annual tenant collaboration sessions at each property to give us a documented, real-time view of what is working, what isn't, and where the experience - and the risk - can improve.

  4. 4. Act On Insight

Insight means nothing until you act on it. The data from our tenant retention tracking, annual surveys, and, most importantly, the one-on-one conversations that follow those surveys, has pushed our engagement levels to nearly double the industry standard. Our scores exceed every industry benchmark in building satisfaction, property management satisfaction, and engineering satisfaction. But the widest, most positive gap of any KPI we track is tenant retention.
